Senior Property Acquisitions Manager - Cork

€65000 - €85000 per annum DOE

My client a well-established multi-site grocery retailer with the ongoing acquisition and development of a quality property portfolio are searching for a Senior Property Acquisitions Manager to manage all aspects of site acquisition process in Cork region.

Role & Responsibilities:

  • The role involves site identification and appraisal.
  • Reviews, negotiation of terms and exchange of purchase / lease agreements with site owners / landlords.
  • Manage all aspects of the Acquisition process through site identification and appraisal, negotiation and exchange of purchase / lease agreements, management of the planning permission process and procurement of all necessary statutory approvals.
  • The role includes strategic planning, market analysis, development plan reviews and preparation of return-on-investment appraisals as well as managing the Board Approval process.
  • Project managing various stakeholders including Design teams, Solicitors, Agents, Council officials and Landowners on a regular basis to achieve targets is an essential part of the role.
  • Develop and manage good business relationships with company business partners, such as lawyers, architects, and engineers.
  • Tracking of competitors' locations, acquisitions strategy, turnover development and other relevant information.
  • Research and identify potential issues and risks associated with each site.
  • Prepare a detailed return on investment appraisal for each proposed site culminating in projected development expenditure and turnover.
  • Develop and cultivate relationships with property agents, potential business partners, professional organisations and the wider property community.
  • Continually keep abreast of market and industry trends, government policy and legislation.
  • Increase professional and technical knowledge by reading professional publications.

Experience / Requirements:

  • Qualification in Property, Planning, Legal, Surveying or minimum 3 years' experience in a property role with a proven track record and strong drive to succeed.
  • Experience in a Project Management role would be advantageous.
  • Excellent MS products skills (Excel, Word, PowerPoint).
  • Ability to work under strict timescales to meet deadlines and work on multiple tasks at one time ensuring that all tasks are completed.
  • Strong administration, organizational, documentation and analytical skills and meticulous attention to detail.
  • Excellent interpersonal skills & communication skills both written and verbal.
  • Self-motivated with an ability to work independently or as part of a team.
  • Full clean driving licence.
